Paver Savers performed a Efflorence Treatment, Surface Cleaning & Pressure Washing, Polymeric Sand Install and Natural Stone Sealer to my front and backyard pavers. I had a couple sections with stubborn efflorence that they were able to remove as shown below. I strongly recommend using them rather than trying to do it yourself, its worth the costs. They have professional equipment and personnel that know what they're doing. The owner Jon and foreman Gino were a pleasure to deal with.

Paver Savers cleaned our pavers and restored the polymeric sand. All the unsightly moss and old sand were removed and replaced with a minimum of mess or cleanup. They came when they promised, and they completed the job quickly. The result is great; we have a beautifully clean and well detailed driveway. I would highly recommend them. John C. Holbrook

Paver Savers came highly recommended and rightfully so. Jon spoke with my wife and I and did not rush us off the phone. He agreed to a time and date convenient for us. He arrived when he said he would and we walked around the house. He made an accurate assessment of what was needed to be done and gave us a very fair quote. He answered all our questions and provided a detailed synopsis of all the work that was to be performed. He suggested sand colors which were totally in line with what matched our pavers and made it easy for our discerning eyes to choose a color. He also gave us the pros and cons of clear versus colored coatings, making it easy to choose. We only had to wait a few days for the work to commence, contingent on the weather. Jon explained that any rainy weather would not be conducive to a good result and he completed the cleaning and sand application on a beautiful rain-free day. The stones looked brand new! The clear coating was applied on the next rain-free day and the results were astounding! The clean and coated pavers make our property appearance renewed. We've already received compliments on how nice the property looks, thanks to a job well done!

Jon and his team were a lifesaver for our patio. We were constantly getting weeds and ant hills through the cracks of our patio. Jons team was efficient and make the process quick for us. Once we booked Jon gave us his cell number and answered every question I had especially since we have a dog so we were nervous. He gave us all the tips and tricks to make it last longer and our pavers look brand new. Couldn’t thank him enough.

John and his crew were professional , neat and clean. They made my pool pavers, steps and walkways look brand new at a very good price point, considering the work went into into a project like mine. They literally saved my pavers, true to their name. John was honest and fair and most importantly truthful. Everything he told me I was in for happened just as he explained it up front. No surprises. No upselling. Stuck to his estimate and was there when he said he would be. Easy to communicate and schedule with. Great job and a stress free experience.

I highly recommend Long Island Paver Savers. Jon was a pleasure to work with and delivered on all aspects of the job. The crew was neat, efficient and very professional. Pavers are such a nice embellishment to a home but if they are soiled and lack their original luster it’s nothing but an eyesore. This was well worth the investment and I am extremely satisfied with the final result. Once again I highly recommend this company and you won’t be disappointed!

Paver Cleaning Services Cold Spring Harbor

What Your Hardscape Looks Like When It's Actually Done Right

Most Cold Spring Harbor homeowners notice the problem gradually. The paver driveway that used to look sharp starts developing a green tint. The patio behind the house gets slippery after rain. The joints between pavers fill up with weeds no matter how many times you pull them. It doesn’t happen overnight, but once it’s there, it compounds fast especially here.

Cold Spring Harbor sits at the bottom of a steep, wooded moraine that drops toward the harbor. That geography means a lot of properties have driveways and walkways that rarely see direct sun for more than a few hours a day. Shade plus harbor-generated humidity is essentially a welcome mat for algae, moss, and mildew. It’s not a maintenance failure on your part it’s just the environment, and it needs a professional response.

When the work is done correctly, the difference is immediate. Pavers that looked permanently stained come back. Biological growth is gone at the root, not just scrubbed off the surface to return in six weeks. Joints are solid and clean. The hardscape looks the way it did when it was first installed which, for a lot of Cold Spring Harbor properties, means it looks like the premium investment it actually was.

Professional Paver Cleaning Long Island

Nearly 50 Years of Experience Behind Every Cold Spring Harbor Job

We’re a family-owned, fully licensed and insured company based in West Babylon, serving residential and commercial clients across Nassau and Suffolk counties. Our team brings nearly 50 years of combined experience to every job which means we’ve seen every type of paver material, every damage pattern, and every mistake that comes from using the wrong product or the wrong technique.

That depth matters in a place like Cold Spring Harbor. The properties here aren’t typical Long Island suburban you’re talking about estate-scale homes along Harbor Road and Goose Hill Road, natural stone surfaces, premium concrete pavers from manufacturers like Cambridge and Nicolock, and in some cases, hardscaping that’s been in place for decades. A one-size-fits-all approach doesn’t work here. We tailor the cleaning method and sealer selection to the specific material in front of us.

We’ve already done work throughout Cold Spring Harbor and homeowners here have seen firsthand what a thorough, professional job looks like when it’s done by people who actually know what they’re doing.

Paver Restoration Process Cold Spring Harbor NY

No Shortcuts Here's What a Real Paver Cleaning Job Actually Involves

The first thing we do is assess the surface the material type, the condition of the joints, whether there’s efflorescence present, how much biological growth has taken hold, and whether any pavers have shifted or sunk. On North Shore properties like those in Cold Spring Harbor, this step matters more than it might elsewhere. Harbor-adjacent moisture, combined with the shaded terrain, often means biological growth goes deeper than it looks on the surface. Knowing what we’re dealing with before we start determines everything that comes after.

From there, we use commercial-grade hot water equipment to deep clean the surface. This isn’t a consumer pressure washer from a big-box store. The heat and volume of professional equipment actually kills biological growth and breaks down oil, grease, and mineral deposits that cold water can’t touch. For Cold Spring Harbor properties with natural stone bluestone patios, travertine pool surrounds, aged brick walkways we adjust the technique accordingly, because excessive pressure on those materials causes damage that can’t be undone.

After cleaning, any shifted or uneven pavers are addressed. Then polymeric sand is installed in the joints this is what stops the weeds from coming back and keeps the joint structure intact through Cold Spring Harbor’s wet springs and freeze-thaw winters. The final step is sealing, using a sealer matched to the specific paver material and finish. We explain the whole process as it goes you’ll know what’s being done and why before anything starts.

Brick and Driveway Paver Cleaning Cold Spring Harbor

Every Material Gets the Treatment It Actually Needs

Cold Spring Harbor isn’t a one-paver-type market. Depending on the property, you might have a concrete paver driveway, a bluestone patio, a brick walkway, a travertine pool surround, or some combination of all of them. Each of those materials has different porosity, different sealer chemistry requirements, and different tolerances for pressure and heat. We work across all of them concrete, brick, and natural stone and we adjust our approach for whatever is actually in front of the crew.

Our paver cleaning service covers the full scope: deep surface cleaning, weed and biological growth removal, efflorescence treatment, joint sand replacement with polymeric sand, minor leveling and repair, and sealing. If a paver has shifted or sunk, we address that before sealing sealing over an unstable surface just locks in a problem. For properties near the harbor or under heavy tree canopy, we pay particular attention to biological growth that may have penetrated the joint sand and begun affecting the structural integrity of the installation.

We also handle commercial work across Suffolk County, so if your property along Route 25A or anywhere else in the Huntington area includes commercial hardscape, that’s covered too. Financing is available, and we’re fully licensed and insured not something every company operating in this area can say.

How often should Cold Spring Harbor homeowners clean and reseal their pavers?

For most Long Island properties, cleaning every one to two years and resealing every two to three years is the standard recommendation. But Cold Spring Harbor is a different situation. The combination of harbor moisture, heavy shade from the wooded terrain, and the North Shore’s freeze-thaw winters accelerates the breakdown of sealer faster than it would on a flat, sun-exposed suburban property. For waterfront or harbor-adjacent properties specifically, resealing every three to five years is a more realistic expectation but only if the initial application was done correctly on a properly cleaned and prepared surface.

If you’re seeing algae or moss return within a season of cleaning, or if water is soaking into the paver surface rather than beading on top, those are clear signs the sealer has broken down and it’s time to have the surface professionally cleaned and resealed. Don’t wait until the biological growth has worked its way into the joints at that point, you’re dealing with a more involved restoration job rather than routine maintenance.

In most cases, yes restoration is possible, and it’s almost always the smarter financial decision. Full paver replacement on a Cold Spring Harbor estate property isn’t a $5,000 job. When you’re dealing with premium materials on a large lot, replacement costs can run well beyond the national average of $8,000 to $12,000. If the foundation is still structurally sound meaning pavers haven’t shifted to the point of compromising the base professional cleaning, re-sanding, and sealing can bring the surface back to looking the way it did when it was installed.

The key is having someone assess the surface honestly before assuming the worst. Staining, discoloration, efflorescence, and biological growth all look severe, but they’re surface-level problems that respond well to professional treatment. Structural shifting is a different issue but even then, we can address minor leveling and repair as part of the overall restoration process. The goal is always to preserve the investment you already made rather than replace it unnecessarily.

The equipment is only part of the difference. A rented consumer pressure washer runs cold water at a fixed pressure setting. Professional equipment uses hot water at commercial volume and that combination is what actually kills algae, mold, and mildew at the root rather than just blasting the surface clean temporarily. On Cold Spring Harbor properties with heavily shaded driveways or harbor-facing patios, biological growth tends to be more established than it looks, and cold water alone won’t eliminate it. It’ll look clean for a few weeks and then return.

The other issue is technique and material knowledge. Natural stone bluestone, travertine, limestone requires lower pressure and specific cleaning agents. Too much pressure on aged brick or historic stone causes surface spalling and joint erosion that’s permanent. Cold Spring Harbor has a significant amount of historic and premium natural stone hardscaping, and using the wrong equipment or the wrong approach on those surfaces causes damage that costs more to fix than the original cleaning would have. Professional cleaning means the right equipment, the right chemistry, and the right technique for whatever material is in front of you.

Polymeric sand is a joint filler that contains binding agents when it gets wet, it activates and hardens, locking the joints between pavers together. Regular sand, by contrast, washes out after a few heavy rains. In Cold Spring Harbor, where spring rainfall is significant and the wooded surroundings provide a constant seed source, joints filled with regular sand become weed beds within a season. Once weeds root in the joints, their root systems create structural pressure that causes pavers to shift and crack over time.

Professionally installed polymeric sand can last up to ten years, and it eliminates the cycle of pulling weeds, watching them return, and watching the joint sand slowly disappear. It also resists ant tunneling, which is a more common problem than most homeowners realize. When we install polymeric sand, it’s done after the surface has been fully cleaned and dried the activation process requires specific moisture conditions to work correctly, and shortcuts here lead to premature failure. Done right, it’s one of the most impactful things you can do for the long-term stability of a paver installation.

Yes but the sealer has to be the right one for the material. This is where a lot of DIY and even some professional jobs go wrong. Solvent-based sealers applied to certain natural stones cause permanent white hazing or sealer failure within the first season. Travertine and limestone are particularly sensitive they’re porous in a way that requires a penetrating sealer rather than a film-forming one, and the wrong product traps moisture under the surface rather than allowing the stone to breathe.

Cold Spring Harbor has a high concentration of natural stone hardscaping bluestone patios, travertine pool surrounds, and limestone walkways are common on the estate-scale properties throughout the hamlet. Our team has the material-specific knowledge to match the right sealer to the right surface, and we’re not going to apply a one-size-fits-all product to a $15,000 travertine pool deck. If you’re not sure what material your pavers are made of, that’s fine part of the initial assessment is identifying exactly what you’re working with before any product is chosen.

It does, and the math is straightforward in a market like Cold Spring Harbor. When median listing prices approach and exceed two million dollars, the condition of your hardscape is one of the first things a buyer or their agent notices. A stained, weed-choked driveway or a faded patio signals deferred maintenance and buyers use that to negotiate. A clean, sealed, well-maintained hardscape signals the opposite. Well-maintained hardscaping has been shown to add up to ten to fifteen percent to home value, and in a high-value market, that’s a significant number.

Beyond the sale scenario, the ongoing value is in what you’re protecting. Cold Spring Harbor homeowners have made substantial investments in their outdoor spaces premium paver materials, large installations, often custom hardscape designs. Regular professional cleaning and sealing extends the life of those installations dramatically. Sealed pavers can last twenty to twenty-five years. Unsealed pavers in Long Island’s climate typically need replacement in seven to ten years. Spending on maintenance every few years is a straightforward way to avoid a much larger replacement cost down the road and in Cold Spring Harbor, where replacement costs for estate-scale hardscaping run well above average, that gap is even more significant.
